Wealthy Melbourne landlords, the Cohen family, say they have turned the Block Arcade, arguable Australia's most beautiful shopping mall, into a huge retail success since paying about $80 million for the 123-year-old retail and office landmark 18 months ago."Foot traffic has doubled since we bought it," said Grant Cohen, the grandson of Godfrey Cohen, founder of vacuum cleaner retailer, Godfrey's."We're getting over 150,000 people coming through the arcade every week. That's one-and-a-half times an AFL grand final," Mr Cohen told The Australian Financial Review.

"We've also been voted No.1 retail precinct in Australia on TripAdvisor," he said.In the latest leasing deal, the family convinced Bendigo Bank from premises diagonally across the street at 303 Collins Street to take out a 214-square-metre shop at 292 Collins Street, a part of The Block Arcade complex known as The Block Court. The bank will replace healthcare group Bupa on a seven-year, incentive-free leasing deal negotiated by Zelman Ainsworth and Samantha Hunt of CBRE in conjunction with managing agent Pat Barnes of Allard Shelton.

The bank will bring these elements back," Mr Cohen said. The family, which had its big pay day a decade ago, when they sold Godfrey's to private equity funds for $300 million, has brought in a string of new luxury tenants to the arcade, including an Art of Dr. Seuss gallery, French luxury watchmaker Bell & Ross, and art store Bromley&Co, run by famed collector David Bromley. The family has also spruced up its richly decorated interior spaces, which include a mosaic tiled flooring, a glass canopy, wrought-iron and carved-stone finishings, all of which take their inspiration from the Galleria Vittorio in Milan. Its most famous tenant, Melbourne tea and cake institution, The Hopetoun Tea Rooms, which opened at the same time the arcade, is still there and will soon expand into a bigger downstairs space. Other luxury tenants include Haigh's Chocolates and jewellery retailer Rutherford. The family has been criticised for raising rents when it took ownership of the Victorian-era arcade in mid-2014, but Mr Cohen defended the increases, saying rents merely reflected market forces.

Bendigo Bank is paying about 25 per cent more than Bupa paid, and more than double the $350,000 a year paid by luxury retailer Hunt Leather, which occupied the site for 20 years. Happy tenants"Our rents are not exorbitant. We have happy tenants who are doing very well given the enormous amount of foot traffic going through every week," Mr Cohen said.He said the family was curating for something boutique and individual that cannot be found anywhere else in Melbourne. We don't want to be just another shopping experience you get in the suburbs. As shops have become available to lease again, we've looked closely at what should go into that space," he said. "We're bringing The Block Arcade back to its former glory, not just with a mop and bucket, but with a lot of care and attention to detail."Mr Ainsworth said the retail vacancy rate on Collins Street was close to zero with demand for space being driven by local tenants such as Bendigo Bank and by international retailers looking to enter the Melbourne market or to secure additional stores to expand their retail networks.
